When building new makes sense

  • The site itself holds the value, and a new building would use it better.
  • You want modern standards of insulation, services and layout throughout.

The practical differences

Renovation means working around what is already there. Existing walls may be out of square, services may need upgrading, and unforeseen problems often surface once walls are opened. Access and disruption are usually more of a factor, particularly if the building is still in use while work continues.

New construction gives you a clean slate — but it also means everything from foundations to finishes is a new cost, along with site establishment and a full services installation. There are no existing walls to work with, and no existing walls to reuse either.

Making the decision

The honest answer usually comes from a professional assessment of the existing structure. If the bones are good, renovating can deliver more value for the money. If they are not, extending the life of a failing building can become a false economy — you pay twice for the same problem.
